House Closing Checklist

The closing phase is one of the most important phases in the home buying process. It’s a big deal! Closing day on a home in Lake Ashton can be an exciting time for the seller and the buyer. This is the day when all of the legal documentation is signed, transferring ownership of the property and home from the seller to the buyer. It’s smart for the seller and the buyer to each have a checklist to ensure a smooth closing.

SELLER CHECKLIST

Congrats! You’ve sold your home in Lake Ashton and it’s time to move. Review the checklist of things that a seller should bring with them on the day of closing.

1. Bring all keys, garage door openers, gate openers, and door codes for the buyer.
2. Know when and where the closing will take place. Lake Ashton Resale closings occur in the Lake Ashton Resale office, which is convenient for the buyer and seller.
3. Bring a government issued ID card or Drivers License- Make sure it’s not expired.
4. If required, you may need to bring certified funds for any remaining closing costs.

BUYER CHECKLIST

1. You should receive your Closing Statement three days prior to closing. Review it and ask any questions prior to the day of closing.

3. Bring a government issued ID card or Drivers License- Make sure it’s not expired.
4. Bring a certified check for closing costs.
5. Bring proof of insurance for your new home.
6. Bring a copy of your sales contract and closing disclosure.
7. Signor and Co-Signor must be present. A power of attorney letter may be needed by a seller or buyer if one party can’t attend the closing.
